1. Standard construction-progress payment method:
This option is suitable for buyers who prefer to spread payments over the project’s construction timeline.
- Reservation deposit: Approximately VND 200 – 500 million (depending on sales phase and apartment type).
- Phase 1 (10 – 15%): Upon signing the Sale & Purchase Agreement (SPA).
- Subsequent phases: Periodic payments (e.g. 5 – 10%) every 2 – 3 months until handover.
- Upon handover (25%): Payment when the apartment is officially handed over.
- Upon issuance of ownership certificate (5%): Final payment when the title deed is granted by authorities.
2. Early payment method (high discount):
Designed for buyers with strong financial capacity seeking maximum incentives.
- Buyers make an early payment of 70% – 95% of the apartment value shortly after signing the SPA.
- Benefit: Direct discount applied to the selling price (typically ranging from 7% – 10% or higher, subject to sales programs).
3. Bank financing method (financial support):
The most popular option, supported by preferential loan packages from partner banks (such as Techcombank).
- Equity capital: Buyers only need to prepare approximately 20% – 30% of the apartment value.
- Bank disbursement: Loan support up to 70% – 80%.
- Exclusive incentives:
- 0% interest rate support for an extended period (usually until handover or several months thereafter).
- Principal grace period (no principal repayment) during the interest support period.
- No prepayment penalty.
Note: Sales policies and discount rates may vary depending on each tower (Lake, Sea, Cove, Lagoon) and the specific sales phase announced by the developer.
