In addition, partner banks provide high loan ratios with long tenures, along with interest rate subsidies and principal grace periods in the early stages.
In recent sales phases, the developer has also introduced additional incentives such as discounts for early or fast payment, management fee support during the initial period, or valuable gifts depending on each subdivision. These policies enhance cash-flow flexibility and increase the project’s attractiveness in the market.
1. Payment Using Own Capital (No Bank Loan)
This option is suitable for buyers with available capital who want to receive higher discounts.
- Standard payment: Divided into multiple installments (usually 7–15 phases). Each installment accounts for about 5%–10% of the apartment value, spaced 1–3 months apart.
- Fast payment: Buyers pay a large portion of the property value early (for example, 95% or 100%) within 15–30 days from signing the Sales and Purchase Agreement (SPA).
- Incentives: Direct discounts applied to the selling price (typically from 6%–12%, depending on the time and subdivision).
2. Bank Loan (0% Interest Rate Support)
This is the most popular option, helping buyers minimize initial financial pressure.
- Buyer’s equity: Only about 15%–30% of the apartment value is required.
- Bank financing: Loans from 70%–80% (in some cases up to 100% if additional collateral is provided).
- Interest incentives: 0% interest for a period of 15–24 months (or until handover).
- Principal grace period: No principal repayment required during the interest support period.
- Free early repayment with no penalty.
3. “Deferred” Payment Method (Easy Installments)
Some high-end subdivisions such as Glory Heights or The Beverly often apply policies like “Buy now, receive the home after 2–3 years.”
Monthly payment is only about 1%–1.5% of the apartment value.
The payment period can be extended up to 3–4 years, allowing buyers to better manage their monthly income.
