1. Effective Period & Applicable Subjects

This policy is effective from January 19, 2026 until further notice. It applies to customers placing deposits for Office Floors or Commercial Floors at the project during this period.

2. Incentive Programs

• Free Management Fee: Customers are entitled to 09 months of free property management service. The calculation period starts from the actual handover date or the expiry date stated in the first handover notice (whichever comes first). This incentive will end no later than December 31, 2026 and cannot be converted into cash.
• Bulk Purchase Discount: Applicable to customers purchasing from the second product onwards (specific discount rates will depend on policies at each stage).

3. Interest Rate Support Policy (IRS)

• Equity Requirement: Customers must prepare a minimum of 15% of the product value as equity capital to qualify for signing the Sales & Purchase Agreement (SPA).
• Partner Banks: For Commercial Floors, partner banks include MSB, VCB, and MB. For Office Floors, the supporting bank will be designated by the Developer.
• Documentation Requirement: At the time of signing the SPA, customers must provide an official credit approval letter from the bank, clearly stating the equity amount and the loan disbursement value.

4. Payment Regulations & Late Penalties

• Payment Due Date: The standard due date is the 15th day from the SPA signing date.
• Late Payment Penalty: If bank disbursement is delayed beyond the due date (but not exceeding 20 working days), customers will be charged a penalty of 0.05% per day on the overdue amount.
• Severe Sanctions: In case the customer fails to sign the SPA on time, fails to complete the first payment, or fails to pay the penalty within the approved timeframe, all paid amounts will be forfeited and the Developer reserves the right to reclaim the product.

5. Other Notes

• If a customer has placed a deposit but has not yet signed the SPA and wishes to switch to another payment schedule, a late payment penalty will apply from the 8th day after the deposit date until the actual SPA signing date.
• All policies and price lists will be finalized at the time of signing the Deposit Agreement or the SPA (whichever comes first).
